Curious About Rent to Own? Let's Talk Through It Carefully.

I'm DK SHITTU, REALTOR® with LPT Realty. If you've heard about rent-to-own or lease-option arrangements in Edmonton, I can help you understand what they usually mean, and whether a traditional purchase path may fit better.

In plain language: rent to own is usually a lease plus an option to buy later. It is not the same as a completed purchase or getting title now. Some contracts say part of the rent may go toward a future purchase. That depends entirely on the written deal. Money paid (option fees, "credits," and similar) can be lost if the option is not exercised.

Before you sign anything or pay any fee, get independent legal advice and talk to a licensed mortgage professional.

Here's How I Can Help

1. Plain-language explanation.

I'll walk through what people usually mean by "rent to own" or "lease option," what questions to ask, and where the risks often sit, without hype.

2. Explore a traditional purchase path.

Sometimes saving for a down payment, checking credit and talking to a mortgage professional opens a clearer route than a rent-to-own deal. We'll look at that honestly.

3. Connect you with the right pros.

Independent lawyers and mortgage professionals who can review any agreement or financing questions. I don't invent programs or promise approval.

4. Walk the purchase if you buy.

If a traditional purchase is the right next step, I'm with you for showings, offers, conditions and closing, same as any other buyer I help.

What You Should Know Before Signing Anything

  • Read every page of any agreement with a lawyer who works for you.
  • Talk to a mortgage professional before you count on buying later.
  • Ask what happens if you can't buy at the end, and get the answer in writing.
  • Compare the total cost to saving for a traditional purchase.

Consumer agencies in other provinces (for example FCNB and BCFSA) have warned that rent-to-own / lease-option deals can put money at risk if the option is not exercised. Those alerts are not Alberta rules. They're a reminder to go slow and get advice.

I do not run a rent-to-own program, guarantee financing, promise that rent builds equity, or invent Alberta "rent to own" incentives. Arranging or advertising rent-to-own for others in Alberta may require the proper RECA licence.
