Quick Mortgage Help

Down payment.

In Canada, minimum down payments are tiered by purchase price, and mortgage default insurance is typically required when your down payment is under 20%. A larger down payment reduces the loan amount and may lower payments. Exact rules depend on the purchase and the lender. Ask a mortgage professional. More in my free First-Time Buyer Roadmap.

Amortization and payment frequency.

A longer amortization usually means a lower regular payment and more interest over time. Payment frequency (monthly, biweekly, accelerated options, and so on) changes how quickly you pay the balance. Try a few combinations in the calculator, then confirm with your lender.

Fixed vs variable.

Fixed-rate mortgages keep the same rate for the term. Variable-rate mortgages can change with market conditions. Which fits depends on your comfort and the products available. A mortgage professional can compare current options.

Interest rate field.

The rate you type is for estimating only. Your actual rate depends on credit, down payment, product and lender.

Alberta Has No Provincial Land Transfer Tax

Ontario and Toronto land transfer tax tools do not apply here. Alberta buyers pay Alberta Land Titles registration fees instead, plus other closing costs.

See the fee examples and planning bands on my Closing Costs page. Your real estate lawyer confirms the exact amounts.
