Closing Costs: What to Plan for Beyond Your Down Payment.

I'm DK SHITTU, REALTOR® with LPT Realty. Closing costs are the one-time costs on top of your down payment when you buy a home in Edmonton or the Greater Edmonton Area. They are separate from your deposit and down payment.

Canada-wide planning band (FCAC / CMHC): about 1.5% to 4% of the purchase price.
Alberta rule of thumb (ATB): about 1% to 3% of the purchase price.

Those are two separate guides, not an average. Your lawyer gives the exact amounts for your deal.

Here's How I Help You Plan Closing Costs

1. Plain English, not jargon.

I'll walk through what usually shows up so the numbers don't surprise you on key day.

2. Budget beside the down payment.

We treat closing costs as their own pile, separate from the deposit and down payment.

3. The right people on the file.

I'll connect you with a mortgage professional and a real estate lawyer who can confirm your exact fees and adjustments.

4. From offer to keys.

Showings, conditions, closing day. Questions about any line item? Just ask.

Alberta Doesn't Have a Provincial Land Transfer Tax

Instead, buyers pay Alberta Land Titles registration fees. Official schedule effective October 1, 2026 (alberta.ca Land Titles fee schedule):

  • Transfer of Land: $50 + $5 for each $5,000 (or portion) of the land's value
  • Mortgage: $50 + $5 for each $5,000 of the mortgage principal

Land Titles fee examples only (not total closing costs):

  • $500,000 Transfer of Land → $550
  • $400,000 Mortgage → $450

Your lawyer confirms the exact Land Titles amounts for your purchase.

What Can Closing Costs Include?

Closing costs are one-time costs on top of your down payment. They can include:

  • Lawyer fees and disbursements
  • Alberta Land Titles registration fees (Transfer of Land; Mortgage if applicable)
  • Title insurance (if your lender requires it / as arranged)
  • Home inspection (home inspectors are licensed in Alberta)
  • Property tax adjustments (and condo fee adjustments if applicable)
  • Appraisal, if your lender requires one
  • Condo estoppel certificate / condo documents, if you're buying a condo
  • GST on newly built homes (not on a typical resale)

Your lawyer gives the exact amounts. Every deal is a little different.

RECA guidance: closing costs are separate from your deposit and down payment. RECA does not publish a closing-cost percentage for this page.
